The Advocates: Latest Housing Study Report

New Developments in Housing Attainability

As housing attainability is a top regional priority for the Charleston Metro Chamber, we are in the process of hiring a Housing Executive Fellow to lead the Regional Housing Coalition and the public relations campaign that was recommended during the Housing Attainability Vision Lab.  

We work with local governments and allied organizations on advancing solutions across the region; the Charleston Trident Association of Realtors (CTAR) has been an invaluable partner and regional leader in housing attainability.  

Recently, the CTAR released their housing study designed to identify housing policy proposals that will have a meaningful impact on housing affordability in the Charleston Metro region. The policy recommendations in the report were evaluated based on feasibility and impact.  

The report identified three key findings: 

  1. 76,000 Charleston metro area households were classified as housing cost burdened in 2019. 
  2. Charleston Metro area home sale prices rose 12.5% in 2021, and rents rose by 14%. 
  3. Local policymakers could increase the Charleston metro area’s housing supply and decrease pressure on prices by: 
    1. Expanding the use of accessory dwelling units (ADUs) 
    2. Increasing funding for affordable housing  
    3. Zoning for greater residential density
