Stone City Capital, LLC has announced the development of Seamist Commons, a 68-acre mixed-use lifestyle center in Berkeley County that will introduce a dynamic “Live, Work and Play” destination to one of the fastest-growing corridors in the Charleston region.

Designed and developed by Stone City Capital, LLC, Seamist Commons reflects the firm’s vision for next-generation open-air lifestyle centers – places where retail, dining, residential living and outdoor gathering spaces come together to create a true community hub. Inspired by developments like Birkdale Village in Huntersville, NC, the vision for Seamist Commons took shape as a vibrant, community-focused space. The design features a boulevard-style thoroughfare that leads into a central green, complete with a stage intended for community events and gatherings. The project represents a forward-looking approach to experiential retail development at a time when open-air lifestyle centers are outperforming traditional indoor malls nationwide.
Located on State Road (US-176) 2.75 mileswest of Carnes Crossroads/US-17A with approximately 1,950+ feet of roadway frontage and positioned among the rapidly expanding Nexton, Cane Bay and Carnes Crossroads master-planned communities, Seamist Commons will serve a trade area anchored by approximately 20,000 nearby homes and strong daily traffic counts exceeding 25,000 vehicles per day on Highway 176.
“Seamist Commons is more than a shopping center—it’s a lifestyle destination designed to bring people together,” said a representative of Stone City Capital, LLC. “Our vision is to create an open-air environment where residents can shop, dine, work, and connect in a walkable setting that reflects how communities want to live today.”
The development will feature:
Phase I – Shoreline Center is currently pre-leasing with occupancy opportunities beginning in 2025–2026, offering flexible retail space ranging from approximately 1,400 to 11,900 square feet. Phase II Core Commercial to break ground in early 2027 with construction of the “Commons” and it’s 2-story Seamist Commons Boulevard promenade.
Stone City Capital’s vision for Seamist Commons aligns with national trends showing increased demand for experiential, open-air retail destinations that combine dining, entertainment and community gathering environments. Across the U.S., lifestyle centers are attracting stronger traffic and tenant demand as consumers increasingly seek social, outdoor retail experiences rather than traditional enclosed mall formats.
“Today’s retail environment is about experience, connection and placemaking,” the company added. “Seamist Commons represents Stone City Capital’s commitment to delivering high-quality developments that strengthen communities while meeting the evolving needs of retailers and residents alike.”
With utilities in place, wetlands mitigation completed and groundbreaking underway, Seamist Commons is positioned to become a premier lifestyle destination serving Summerville and the greater Charleston region.
