The commitment from these two legacy institutions underscores the strategic importance of South Island Market as the primary service and lifestyle hub for the Johns, Kiawah, and Seabrook Island corridors. Roper St. Francis Healthcare will establish a primary care medical office to serve the growing island population, while Daniel Ravenel Sotheby’s International Realty will position its newest regional office to capture the accelerating demand for luxury real estate services in Johns Island, Kiawah Island, and Seabrook Island markets.

The transition to vertical construction follows a period of significant leasing interest. Phase I of South Island Market comprises five buildings totaling 45,000 square feet of curated commercial space. With the addition of these anchors and several pending agreements currently in process, more than 53% of Phase I is now committed.
South Island Market is a 34-acre master-planned development located at the southeast corner of Betsy Kerrison Parkway and River Road. The project will feature approximately 82,000 square feet across eight buildings designed for retail, dining, professional services and office uses, along with 79 luxury townhomes by Toll Brothers. More than 16 acres of preserved open space are integrated throughout the site, supporting a walkable, thoughtfully scaled environment that reflects the character of Johns Island. The development offers exceptional visibility, with 1,800 linear feet of frontage along Betsy Kerrison Parkway and 1,200 linear feet along River Road.
